At Essential Home Maintenance (EHM), our Blue ($45/month), Purple ($75/month), and Black ($140/month) plans cover essential preventive maintenance to keep your home running smoothly in Katy, Sugar Land, and west Houston—like AC filter replacement, refrigerator maintenance, sprinkler system winterization, and more. But sometimes, your home needs extra care beyond routine tasks. That’s where our additional services come in!

 

We offer expert repairs and maintenance for those unexpected issues, ensuring your home stays in top shape.

 

What’s Not Covered in Basic Plans?
Our basic plans focus on preventative care, but the following services are available at an additional cost:  

 

• AC System Repairs: Thermostat replacement and programming.  

 

• Dishwasher Repairs: Addressing leaks, pumps, or control boards.  

• Dryer Vent Duct Replacement: Replacing damaged or inaccessible ducts.  

 

• Refrigerator Repairs: Repairing ice makers, compressors, or coolant leaks.  

 

• Water Heater Repairs: Replacing heating elements, fixing leaks, or addressing thermostats.  

 

• Sprinkler System Repairs: Replacing heads, fixing valves, or repairing pipes.  

 

• Minor Electrical Work: Replacing switches, installing outlets, or troubleshooting lights.  

 

• Minor Plumbing Work: Fixing faucets, unclogging drains, or replacing disposals.

 

Pricing for Additional Services

We charge $75/hour for labor (billed in 15-minute increments after the first hour), plus a per-service fee that includes the first hour:

• Dishwasher Repairs: $120  

• Dryer Vent Duct Replacement: $200  

• Refrigerator Repairs: $150  

• Water Heater Repairs: $130  

• Sprinkler System Repairs: $120  

• Minor Electrical Work: $100  

• Minor Plumbing Work: $110  

 

For work that requires specific licenses (example: opening an AC system) or too large (roof repairs or replacement), we'll be happy to refer you to one of our trusted partners that have the licenses and/or skill set required. We work closely with our partners so you can expect the same kindness and professionalism as you can expect from EHM.

​Parts are billed at cost plus a 20% markup. For non-scheduled visits, a $25 travel fee applies (waived if scheduled during a regular visit). For example, fixing a leaky dishwasher might cost $120 for the first hour, plus $30 for parts (total $150), while a 1.5-hour sprinkler repair with $10 in parts would be $120 + $37.50 + $12 = $169.50.
